Gorgeous Missouri Ozark land

South West side metal building
Snowy trail

TWO parcels of adjoining land (93 acres) behind us is for sale.  They can be purchased together for $184,900 or separately and are both on a well maintained gravel road about 1/2 a mile from a state Highway.  This area has limited building codes and with an elevation over 1,000 feet there is no risk of flooding.

I have created this post hoping someone interested in organic gardening, permaculture or natural living will join this area of like minded people.

Both properties have power.  Cell phone (Verizon and U.S. Cellular) and internet access available.  More about what each property has in their own description below.  Info about the area below property descriptions.  Close to Lebanon, Ft. Leonard Wood, Grove Spring, Hartville, Mansfield, & Mountain Grove.

Taxes 2011 for both parcels together including large metal building was $672.98.  Our 30 acre property with no improvements was $15.

The neighboring 3 farms are organic and there is a great network of organic and permaculture folks out here.  We meet once a month for pot-lucks and get together as people need help on projects.  We are protected by VERY HIGH hills to the SW of us that so far, knock on wood, has blocked every tornadic storm that has come barreling at us.  The 30 acres directly behind us is LOADED with blackberries.

63 Acres with very large metal building - 200 x 60 sized metal building with two large sections. The building could easily be divided to live in and/or use as a storage facility, shop, garage, barn, arena or income property.  Includes drilled well w/ insulated house, power, phone, high speed internet available, septic lagoon, concrete slab 42 x 31 near the barn for a house or modular home with hook-ups ready, stocked pond, wet weather creek, possible springs, guesstimate of 15 acres cleared or semi-cleared, and the remaining acres wooded.

The massive metal building has 2 large truck entries on the east and west side big enough for an 18 wheeler to drive straight through. Can store any size equipment or vehicles.  An additional footer is poured on the South side of the building for a future patio.

30 Acres raw land with electricity About 4 acres cleared, beautiful woods and view.  Vehicle access and double gates ready.   Across the street from Mark Twain National Forest.

ABOUT THE AREA
Even though the properties are secluded, they are conveniently located 2 miles from a small family run gas station, convenience store/cafe and 6 miles to another convenience store with gas, food, some building supplies and animal feed.

Both properties are accessed by a tree lined road that, during some parts of the year,  is covered in dozens if not hundreds of butterflies that will flutter around your car as you drive in.  One property is directly across a small one lane road from the Mark Twain National forest and backs up to an organic gardener.  The other is across the street from a working organic farm.   Both properties have wonderful views, stunning wildlife, wildflowers and trees that change to a glorious gold and red in the fall.

Thirty minutes to the city of Lebanon (population 14,292) with 3 grocery stores, a health food store, Wal-Mart, Lowe's, computer repair shop,  many building supply stores, great restaurants, a recycling center, two farmer's markets, a hospital, banks, animal feed stores, a large landscape/ nursery, and auto supply stores.  There is also an historic downtown area with resale and antique shops, restaurants and art gallery.  The town library includes a Route 66 museum and a world class coffee shop.  Just outside of town is Bennett Spring State Park , one of America’s premier trout destinations where people come to wrestle with rainbow trout and fish a stream that’s stocked every night. Bennett Spring State Park has fishing, hiking that runs from simple to strenuous, and a lodge with hearty food.

For those needing access to a military base, it's 40 minutes to the South gate of Ft. Leonard Wood.  About 50 minutes to Baker Creek Heirloom Seeds and Bakersville village.  Only an hour to Springfield which has an airport and just about anything else you'll need and 2 hours to Branson.

Two hours from Wild creeks, a place George Hellmuth and his wife Mimi, called the most beautiful place in the world.   Enjoy activities such as hiking, canoeing, organized trail riding, swimming, fishing, bird watching and sightseeing at the many large springs on 2500 privately owned acres.

There are all sorts of outdoor activities available close by.   Cave exploring, canoeing, horseback riding, trail rides, fishing, hunting, and only 1-1/2 miles to the Gasconade River.  Lake of the Ozarks, the Midwest's premier lake resort destination, offering world-class boating, golfing, shopping and fishing, and a wide variety of lodging, restaurants, state parks, and other recreational activities to suit any budget and taste, is only about an hour away.

The Ozarks is home to a large variety of wild medicinal and culinary herbs, mushrooms and wildflowers.  This area grows morel mushrooms, wild oregano, black & red raspberry, wild strawberries, self-heal, butterfly weed, mints, evening primrose and so much more.  Trees range from persimmons, sassafras, oak, elder, dogwood, juniper, walnut, hazelnut and more.
